Questions
Commercial Tenant Improvement Questions
What is a tenant improvement?
A tenant improvement, or build-out, is the work that fits a leased commercial space to the business moving in. It can be as simple as new paint and flooring, or a full build-out of an empty shell.
What does a typical build-out include?
Demolition of existing finishes, framing and drywall, electrical and lighting, plumbing, HVAC changes, flooring, paint, cabinetry and fixtures. Licensed partners do the electrical, plumbing and HVAC work on our schedule.
Who pays for tenant improvements?
Usually the landlord provides a tenant improvement allowance as part of the lease, often a set amount per square foot. Costs above the allowance are the tenant's. We plan the scope to get the most out of the allowance.
Do commercial build-outs need permits?
Most do. Changes to walls, electrical, plumbing, HVAC or fire systems need permits, issued by the local building department. We coordinate permits and inspections, along with fire, ADA and health department requirements.
Can you work around our business hours?
Yes. When the business stays open during the work, we can schedule evenings, weekends or other off-hours.
How does the estimate work?
Send the estimate form on this page. We get back to you to schedule a walkthrough of the space. You then see the scope, the schedule and the price in writing before work starts.
